Are You Earning What You Are Worth?

By Todd Mikesell One of the greatest pleasures is helping talented mortgage professionals significantly improve their career situations. This is especially true when the new position provides a substantial increase in income, in some cases almost doubling the commissions earned on each loan! How is that even possible, you ask? Well you may be interested to learn about the enormous disparity between different compensation plans within our industry. First, I would like to suggest that you should never, ever make a career move just for the money. This especially holds true for large sign-on bonuses. There are far more important things than dollars that must be weighed carefully. The critical question you should ask yourself; is the company a perfect, long-term fit for me and my business? Change employers only because the opportunity is vastly superior to what you presently have and keep in mind, the important things are what you get after you arrive, not what it takes to get you in the door. We each have a responsibility to our families and ourselves to maximize our income which will provide more financial security, fund college educations and retirement, and provide a better overall quality of life for our families. In recent years, most of us in the industry have done extremely well. The times are finally changing. In 2006 and the next few years, earning into the six-figures will be a challenge for most mortgage professionals. Now may be the right time to see how your present compensation plan stacks up to what else is out there. You may be quite surprised by what you learn. You personally generate 100% of every dollar of revenue for your employer. Then your employer tells you how much they are going to give back to you for bringing this revenue in the door. The vast majority of Loan Officers working for large, national lenders and banks earn roughly 35 cents (one-third) of every dollar they generate, with 65 cents (two-thirds) going to the company. If you earn an overall 60-65 basis points on your loan volume, then you fall into this category. Thats assuming a lenders total revenue is roughly 1.8%-2.1% of total loan volume, which may be a bit conservative. In 2003, if you closed over $25 million, this was probably more than adequate to earn a decent living. Well, that was then and this is now. Loan volume has dropped sharply and the slowdown is well underway. Many companies continue to tinker with comp plans, reduce support staff, and otherwise try to enhance the bottom line at the expense of the Loan Officers on the front lines. If you receive referral business through bank branches or a captive realty situation, and this is more than half of your business, then a 50-65 basis point comp plan is probably justified and fair. However, if you self generate or go out and get the majority of your own business and you are still working for 60-65 bps, then you are severely underpaidand you may be able to do much better! Most mortgage professionals simply dont know any different because they have never seen the entire revenue picture behind the scenes. Here is what most mortgage companies keep well out of sight from their Loan Officers: Service Release Premiums (SRPs) This is an extremely lucrative revenue source for companies that sell their loans on the secondary market. These servicing rights (SRPs) can range up to 2.5% or more of the loan amount on certain loans, which amounts to $2,500 in revenue on a $100,000 loan. Most companies keep this hidden from the Loan Officer and pocket the premium when the loan is sold. Retail Pricing Rate Sheets Interest rates are marked up from the lenders price (the wholesale rate) to what the Loan Officer sees and what the borrower receives (the retail rate). Loan Officers are given retail rate sheets that have a portion of built in profit for the company. Again, the Loan Officer does not see this rate bump and is not compensated at all for this revenue generated. It goes straight to the companys bottom line. Total Gross Revenue Companies are always trying to bolster and increase gross revenue as a percent of loans funded to please their shareholders. In addition to substantial SRPs, built in profits with retail pricing, lenders also may receive YSPs (Yield Spread Premiums) on any brokered loans, and of course generate significant revenue from processing, underwriting, application, and other junk fees. The end result is the Loan Officer generates thousands of dollars in revenue, and is normally paid a small portion of the total income as basis points instead of being paid on the total gross revenue generated. You probably know someone that has worked for a mortgage broker (or have worked as a broker yourself) and marveled at the enormous commissions they can earn on each loan. The reason is not because they are a broker, but because they are paid based directly on the revenue they generate. These Loan Officers typically receive a fair commission split of 50% of total gross revenue. In other words they get to keep 50 cents on the dollar (one-half) of everything they bring in instead of 35 cents (one-third), a huge difference. Now I am not suggesting that you run out and start originating loans for a small broker shop. The truly good ones are few and far between. Brokers also dont get wholesale pricing or have access to Service Release Premiums (SRPs). In addition, brokers face a number of other challenges in todays environment and dont control the entire process in-house. Many seasoned mortgage pros can tell you from experience that the most sophisticated, highest level, and most lucrative business model for veteran Loan Officers is that of a true Mortgage Banker. They are probably working for one now and would never consider returning to a basis point environment. The reason is that a mortgage banking Loan Officer is in total control of everything they touch. They price out their own loans from wholesale correspondent rates, have access to the same dizzying array of products that a broker can offer, enjoy in-house delegated underwriting authority, close loans in their own name, generate much more revenue through SRPs, and are usually paid on a fair gross revenue split that is far superior to anything else out there. It is not uncommon for a Loan Officer to generate over $4,500 on an FHA loan and earn in excess of $2,200 in commissions. One correspondent of a key client even pays $2,000 in revenue ($1,000 to the Loan Officer) on each home equity line of credit set up even with no advances! As 100% commissioned professionals, we have chosen to leverage the risk / reward relationship in our favor. We have each made a conscious decision to bet on ourselves, to assume a little more of the risk, with the expectation that we will also reap much more of the rewards. The rewards include a very flexible schedule, the ability to build your own business, spend more quality time with family, solid financial security, and a better overall quality of life. If you are both happy and successful, are achieving the level of income you desire, while maintaining a very nice work / life balance in your present position, then you may have found your ideal career home. If you are not completely satisfied, then perhaps you should ask yourself, am I earning what I am worth? This self improvement article was written in response to questions which have been asked on losing weight and long term weight loss as well as address common challenges that people have with this subject. I sincerely hope that you find the following information of value. Low Fat Deserts, Part 3 Of Our Mini Series On Fat No meal is considered complete unless there is a desert of some description. No matter from where you originate, youll know that most of the deserts out there are bad for you. They are loaded with salt, sugar and or fat. I honestly believe that we have become dependent on junk foods and convenience foods no matter where were from. I do have a theory on this. I think that when a group of people experience wealth, their diets change. I know that this is perhaps a simplistic viewpoint but think about it for a minute. When a group of people have enough money that they have a choice of what they can eat, they will choose to go along with the more fatty foods. I think this is because we tend to store fat to keep us warm for the winter. In our minds if there is a bunch of food to choose from, then we will go towards the fatty foods. Like most animals, we prepare for the winter time. We know that it will be cold so we want a layer of fat to keep us warm. Another aspect of it is, we are greedy. All people are greedy. We want the best of everything. We want a nice new car, new house and all the rich food that we can eat. In the past, a wealthy person ate different foods than someone who is poor. What am I saying in the past? It really hasnt changed that much has it? So, whats a person to do when they want that little bit of heaven at the end of the meal, but don’t want dont want to live with the after effects? Well, you can have your cake and eat it too. There are more healthy deserts that you can eat, alternatives that wont keep adding on those extra pounds and ounces. Before we take a look at a few ideas, try not to be misled by all the low fat stuff. It isn’t worth the time. You will eat twice as much of it to fill your cravings. It is because it is missing something, the fat. The one thing that you are craving the most. In the end you aren’t really doing yourself any favors. You are falling in the trap that all fat people fall into. They think since it is low fat, they can eat twice as much of it. That maybe true, but only if you don’t want to lose weight ========SIDEBAR======== When it comes to the subject of self improvement, I fully understand (through my own experiences) that it is a lot easier said than done. However, you are here, right now, because you have a desire to improve your self or you are at least interested in this subject. Perhaps you are reading this to help a friend or colleague - great. If this article helps you or you help a friend, paying it forward is what lif’e all about so we all win. ======END SIDEBAR====== O.K. Lets look at possible alternatives. Fresh fruit is always a good desert. You can prepare it easily and it tastes great. Nothing tastes better than fresh fruit that is in season. Make sure that it is perfectly ripe and ready to eat. If it is ripe, it will be sweet and juicy. If you eat fruit that isn’t ripe it will be hard and not have all the flavor that it can yield. You don’t have to stick with the same old, boring fruit salad. You can choose a ton of different ways to eat fresh fruit. You can bake apples for example wrapped in tin foil with a little bit of brown sugar. This is wonderful. One of my favorite things is bananas sliced in orange juice. The sweet tangy flavor of the orange juice is really different compared to the banana. I could eat a truck load of this stuff. It is also a great pick me up if you are feeling sluggish. Have you seen those wand mixers advertised on television. Some people call these boat motors. It is a hand held mixer/blender that you can use for a lot of things. I love these things. If you have one of these, it is easy to make a great low fat desert. Here is a simple desert using your boat motor. Take skimmed milk. You need to make sure that it is ice cold for this. Take your milk and put it in a drinking glass. Use your boat motor to whip air into it. You will notice after awhile it kind of looks like whipped cream. Add some bananas and strawberries and a little pinch of sugar to make it sweet. This is very low fat and it tastes great. You get that desire for fat taken care of that you have been craving so much. The whipped milk really almost feels like whipped cream. You won’t believe how much it feels like the real thing. You can also use this to add some zing to all kinds of things. You can use it to make your low fat milkshakes. You can add your protein mix to this for a great meal with very little fat. You will be surprised at how many things you can do with this whipped topping. People will think that you have fallen off of your rocker when they think you are eating a big serving of whipped cream. Before you know it, all your buddies at the gym will want you to make them something to eat with your boat motor. That is when you will have to tell them to get their own. You can also eat gelatin. Make sure that you get the unflavored kind. It will come in either envelopes or in sheets. There will be directions on the package to tell you how to make it. You can add fruit juice or you can add fresh fruit to your gelatin. If you have a boat motor, you can use it and add some of that whipped topping you make from the skimmed milk. You will love this. How about low fat cakes. Just because it is cake, doesn’t mean that it is bad for you. Just make sure that there isn’t a whole lot of eggs or dairy produce involved. Also sometimes people sneak in mayo in their cake batters. Make sure you know what is on the cake. Also jam or jelly is great instead of frosting. I’m sure that you can come up with your own ideas as well. Just think of what you already like to eat and put a spin on it. Please, stay away from the low fat stuff. All that will do is make you crave more of that than you should be eating. In the long run, you aren’t saving any calories. What About Drugs for Anxiety and Depression?

By Margaret Paul, Ph.D. As a counselor, I am often asked, Can drugs be helpful for anxiety and depression? The answer I give is Yes and No. Yes, drugs may be useful for short-term help. No, drugs are not a good long-term solution. Anxiety and depression are not caused by a lack of drugs. Drugs do not heal the underlying causes of anxiety and depression. However, when drugs are temporarily used to give a person a window of relief to do the inner work necessary to heal the underlying causes, they can be useful. Anxiety and depression generally have two major underlying causes - emotional and physical. THE PHYSICAL CAUSES OF ANXIETY AND DEPRESSION Our bodies go into imbalance when we do not eat well or have enough healthy exercise. Our bodies are not made to handle the unnatural substances found in processed food. When we overload our bodies with chemicals, pesticides, sugar, and devitalized foods, our bodies become depleted of vital nutrients and go into stress. Anxiety and depression can be the result of this physical depletion and resulting stress. Our bodies are designed to thrive on the food and water that God gave us pure, clean, organic, unaltered food and water. If you take drugs for anxiety and depression and do not clean up your diet and get proper exercise, you are just using a Band Aid for a gaping wound. THE EMOTIONAL CAUSES OF ANXIETY AND DEPRESSION Emotionally, anxiety is caused by dysfunctional thoughts thoughts that are not true. For example, if you tell yourself that you are not good enough or you have to be perfect, you will likely feel anxious. Thoughts of not being good enough and having to be perfect are generally focused on our outer qualities of looks and performance, rather than on the inner qualities of kindness, compassion, and gratitude. When we choose to be kind, loving and compassionate with ourselves and others, we feel good about ourselves. When we choose gratitude for what we do have rather than dwell on what we dont have, we create inner peace. Kindness and gratitude are wonderful antidotes to anxiety! Anxiety is always a sign that we are telling ourselves a lie. The truth creates peace inside, while lies create fear and anxiety. This is a sure-fire way of knowing what is true and what is not true! Emotionally, depression is caused by not taking good care of ourselves. If we ignore our needs, dont speak up for ourselves, judge ourselves, and make others responsible for our feelings, the result may be depression. If you have a child whom you ignore and judge, that child will likely be depressed. The same occurs on the inner level when we ignore and judge our own inner child. Putting yourself last and taking care of everyone else but yourself may cause you to feel unworthy and depressed. There is little point in taking drugs for anxiety and depression without attending to your dysfunctional thinking and to how you are treating yourself. However, if you take drugs for a short time and give yourself the opportunity to do your inner work, they may be helpful. Many of the people I work with find that as soon as they start taking good care of themselves, they dont like the effect of the drugs. They dont like the fact that the drugs take the edge off their feelings. They find that, rather than wanting to be numbed out, they want to feel all of their feelings deeply, both the highs and the lows. The more they learn to take responsibility for their feelings by attending to their thoughts and needs, the more they want to feel all of their feelings. They discover that, while drugs may take the edge off pain, they also take the edge off joy. Most of the people I work with can avoid drugs completely by learning to take loving care of themselves, both physically and emotionally. Many of the people who practice the Inner Bonding process that we teach find Inner Bonding to be far more powerful in healing anxiety and depression than drugs. If you are a person who does not want to learn to take personal responsibility for your pain and joy, then drugs may be a way out for you. But if you want to feel true peace and joy, drugs are not the answer. Fun Times with Old Fashioned Candy

By Christopher Pratt Reminiscing on the good ole days of childhood brings back so many memories. Playing ball in the park, staying up late at a friends house, or even family road trips come to mind. Just a few days ago I had a chance to think about my childhood days; when it seemed like the days were less frantic. One memory in particular that brought a smile to my face was thinking about when my friends and I would pick out our favorite candies from the local store. Modern day candy just doesn’t feel the same. There is something about old fashioned candy that makes me smile. Today’s candy is no match to the likes of: Teaberry gum, Necco wafers, Boston Baked Beans, root beer barrels, or Abba Zaba. Each one of these yummy candies brings about associations to different childhood memories. Since many of these candies are no longer sold in stores it got me thinking, what are some fun ways to celebrate these retro candy favorites? One idea that came to mind was to order a bunch of old time candy from the internet and throw a party with a nostalgic theme. One approach could be to send out invitations that have a classic look to them encouraging guests to dress according to the decade they were born in. To their surprise, the kids loved it and said something like, “why don’t we have cool candy like this today?” These are just a few of many ideas to bringing back some old favorite candies. No matter your preference of old fashioned candy there is certainly a fun story to go with it. This is why we all love retro candy so much; it’s fun! By Shockley Au [Benedict] asked God why he remained silent during the “unprecedented mass crimes” of the Holocaust…’Why, Lord, did you remain silent?’ Benedict did not refer to collective guilt of the German people…He also did not mention the controversy over the wartime role of Pope Pius XII… [Benedict] did not mention his own personal experiences during the war. Benedict was enrolled in the Hitler Youth as a teenager…and then was drafted into the German army in the last months of the war.(Source: Yahoo! News) The first part is interesting… the Pope challenges God, asking him why he remained silent while he and his Nazi friends murdered/tortured some of the 6 million Jews who died during the Holocaust, something he refers to as “unprecedented mass crimes”. Unprecedented thanks to all of the individual contributions made from each and every Nazi - including Pope Benedict XVI. Note that Benedict avoids mentioning any of the issues above. At least politicians need to address issues to the public, seeing as they are (in democratic societies) voted into office by the public. Doesn’t this suggest that the Pope doesn’t need to be as responsible or accountable as a President or other head of state? Not a very good setup. Perhaps it’s time for some more responsibility and accountability in the Catholic church.
